Percs are powerful when it comes to property sales. Whether it’s a lot sale or the sale of an existing house with a failing septic, these are also two very different perc types. The Lot Perc is the most time-consuming way to get answers.

If you have a lot of land without a deeded perc on record and want to build a home, the Wet Season Perc is required. The Wet Season perc is requested and submitted for Land Use and Growth Management. It is important to apply for this perc as soon as the decision has been made. The Wet Season Perc can be a very short window. It is all determined by the water table and the Health Department. Once the “season” is open, the Health Department will start scheduling the perc based on the first applications received. The Wet Season Percs are typically open during early Spring. Another important tip is to already have an excavation company standing by, already hired, for when the date/time comes in from the Health Department. This will help from scrambling at the last minute to find a company to perform the perc test on your behalf.

The Wet Season Perc may include some land clearing as well in order to get a passing perc on the lot. Pictures of the lot to send to the contractor prior to the scheduling of the perc are helpful as well. A backhoe or excavator will need access to the lot. These perks require multiple passing perches to deem the property buildable; the Health Department and current local codes determine this.
The Repair Perc is handled differently than the Wet Season Percs. Repair Percs are performed when an existing system fails. A home without a septic is not good for the environment or the occupants. Therefore, these perks can be achieved in a quicker timeline. When a system fails, Cullison will work as a liaison for the homeowner to help move the process. The Cullison Office Staff has worked diligently to have a positive relationship with each Health Department. The repair perc paperwork will be filled in, a signature from the homeowner will be required, and then submitted to the appropriate Health Department. Miss Utility will be notified quickly, and the Health Departments typically get the repair procedures scheduled within 2 weeks. Their schedule dictates when the Repair Perc is done.
The Repair Perc schedule will be communicated to the homeowner and put on the schedule. On the day of the repair, the Health Department and the Cullison Crew will be on site. The Health Department will run the testing, and the excavation crew will take care of the digging based on the Health Department’s directions. When the repair perc is completed, more than likely, at that time, the results can be shared. Occasionally, the Health Department Representative will need to take the results and calculations back to the office for a more in-depth review to determine system requirements for the replacement.

When the results are received verbally, Cullison will be able to work on the septic replacement price. Once the written results are obtained, pricing can be solidified, and this is when, if accepted, Cullison can move forward with the replacement permitting process.
